"OMG!" – Welcome Baby Alligator

Well, here is the first “OMG!” post from “Making Life Work for You.” If you are text chat challenged – “OMG” = “Oh my Gosh.”

This is not a viral video – this is local stuff.  People at Liberty County’s Rec Pool had a visitor.  You can check out the whole story in the local newspaper, The Coastal Courier.

Bryan County schools will not have school uniforms for ’07-’08 school year

In a 4-2 vote, the Bryan County school board decided not to implement uniforms for the ’07-’08 school year.  My eldest daughter danced in victory. I sighed. I was in favor of the policy, but I appreciate Joe Pecenka’s concerns over the hurriedness of it all.

It is interesting how much debate this issues has created and the fierce passions it has raised  in the community. The Bryan County News has been filled with articles, editorials, and public opinion concerning this issue.

While it may seem that this school system is terribly divided over this and other recent issues, I believe we are still keeping first things first.

Compared to the state average, Bryan county students:

  • perform better on State Math Tests
  • perform better on State Reading Tests
  • Score 2.4 points higher on the ACT
  • Score 19 points higher on the SAT Reasoning Test
  • Score 2 points higher on the PSAT/NMSQT
  • have a 19.9% higher rate of AP scores 3 or better
  • have a 7.7% higher graduation rate
  • have a 1% lower drop out rate

We may not agree on everything, but the education of our children is still top of the agenda.

Going after the high DOMs

I was talking to a friend of mine the other day. She and her husband are considering going into real estate investment. She has me scouting out properties for her, discussing the what ifs, and developing strategy. During this conversation, she expressed an interest in properties with high DOMs and if I thought that was a good idea. I thought this was a good question for all prospective home buyers.

First, what is DOM? This acronym stands for “days on the market” and refers to the length of time a home has been on the market. However, because it is generated by the current agent listing date, it does not typically account for homes that have been previously on the market as for sale by owners or with another agent.

Next, the short answer. No. I do not think that high DOM should be your starting point. There are far more important attributes of a home to consider than how long it has been for sale. For starters, it is even a home you want?

But, April, for people looking to get a good deal, owners that have been waiting forever to sell their property should be ripe for the picking, right?

No. There are numerous reasons that can contribute to the DOM. Not all are favorable to the investor or typical owner occupant home buyer. Some a moot points to everybody.

  • The property isn’t really for sale. I know this sounds odd, but some listed properties aren’t. Some property owners will set a price on their home and just “wait and see.” They aren’t interested in negotiations or working with the buyer. If somebody just happens by and must have this particular house and will meet all the seller’s demands to get it, then they will sell. But not before. You can included properties that are over priced in this category.
  • Some marketing strategies don’t work. An agent lists a home and fails to effectively market the property, or at all. Therefore, the home, a good value as it may or may not be, didn’t even have a fighting chance.
  • There is a characteristic about the property. You find this a lot in older homes. Some folks just can’t get past the age of the house, the fact it has septic and deep well, the carpet is tattered, the roof is old…whatever. These might be a perfect property of the investor or a good do it yourselfer, but these matches sometimes take a little longer to make.

Obviously this list is not all inclusive, but it is the top three that I see.

So, the moral of the story is, who cares how long the home has been on the market? This fact may come into play as you learn more about the circumstances of a property, but not before. The definition of “a deal” is going to be individual specific and not hinge on how long a property has been for sale.

The Star of the Day – YOU!

I have finally slept. Those of you who have been following along over on My Beautiful Chaos know all about the havoc I intentionally created on my entire web presence. It has been a great experience, although it is not completely finished and I must go to the grocery store because we are almost out of coffee.

The process is very nerve racking as the learning curve was sharp. The whole thing made me antsy. It is a big change to undertake and I was hoping that it wouldn’t send me all the way back to square one. As necessary as it was, nobody wants to start over.

I should not have been so nervous. I underestimated the level of support I would have. I really appreciate it.

Chris Cree has been there since square one. In fact, it was more like negative square one as he is the one who looked at the old setup, saw wasted potential and explained how it could be better. Since then, he has been completely available and willing to coach me when I needed it. I would like to think that makes me special, but Chris is totally dedicated to helping bloggers everywhere and we are fortunate to have him.

Then there is my favorite sock puppet, AtholK. Don’t know Athol? You should. His “Bad MLS photo of the Day” posts are priceless.  This one is my favorite so far. He’s been a great supporter before the switch and after. For instance, just yesterday I left a comment on a new blog I found and really liked. The blogger replied and asked me if I had any blogs – Athol answered the question for me.

Speaking of the new to me blog…Jay Thompson hardly knows me, but he was ready with lots of encouragement and kind words.

Christoph Schweiger took time out of his busy day to drop me an encouraging email. So did Stacey.

Then there is Robyn, the queen of MyBlogLog. I was having technical difficulties – go figure. She fixed ‘em. Surprise, surprise.

The thing I worried about the most was my inability to proofread my own work. It is the hardest part for me as my brain looks over the mistakes, I guess because it knows what it’s supposed to say. The ladies over at eWomen Network have graciously agreed to go through my pages, check links and look for typos.

You guys rock harder than Kinsey’s shoes! Big thanks and I owe you one.
